Frequently Asked Questions
The first step is understanding your budget and obtaining finance pre-approval if required. From there, we can help you identify suitable properties, arrange inspections, negotiate on your behalf and guide you through to settlement. |
Most lenders require a deposit of at least 5–20% of the purchase price, depending on your circumstances. A larger deposit may reduce borrowing costs and avoid lenders mortgage insurance (LMI). |
While not essential, finance pre-approval gives you confidence in your budget and shows sellers you’re a serious buyer, making the purchasing process smoother. |
In addition to the purchase price, buyers should allow for stamp duty (where applicable), legal or conveyancing fees, building and pest inspections, loan establishment fees and moving costs. |
Every purchase is different, but once an offer is accepted, settlement generally occurs within 30 to 90 days, depending on the contract. |
Contracts are signed, finance and inspections are finalised (if applicable), your deposit is paid, and your solicitor or conveyancer manages the process until settlement. |
Both methods have advantages. Auctions suit competitive markets, while private treaty allows more flexibility with negotiations and contract conditions. |
Yes. We work closely with sellers and industry contacts and may be able to introduce you to properties before they are publicly advertised. |
We provide market insights and comparable sales data to help you understand a property’s market value before making an offer.
Pay attention to the property’s condition, layout, natural light, maintenance requirements, surrounding area and any signs of structural issues or water damage. |
We recommend arranging independent building and pest inspections before committing to a purchase so you’re aware of any hidden issues. |
Yes, if the property is being sold by private treaty. Finance clauses are generally not available when purchasing at auction. |
Settlement is the legal transfer of ownership from the seller to the buyer. It usually takes place 30–90 days after contracts are exchanged. |
Depending on your eligibility and the property you’re purchasing, you may qualify for government grants or stamp duty concessions. We can help point you in the right direction. |
We provide honest advice, local market knowledge, skilled negotiation and personalised guidance from your first inspection through to settlement. |

Disclosure And Conflict Of Interest
At real CLEAR, honesty, transparency, and acting in our clients’ best interests are fundamental to everything we do.
At realCLEAR, we believe transparency builds trust. We are committed to identifying, disclosing and appropriately managing any actual, potential or perceived conflicts of interest so our clients can make informed decisions with confidence.
Our Principal, Ric Mejias, brings decades of first-hand experience in property, construction, business ownership and customer service. In addition to leading realCLEAR, Ric is involved in a number of businesses across the property, construction and accommodation sectors.
These businesses include, but are not limited to:
- customOZ Services
- HELP near ME
- Governor Bowen Properties
- Governor Properties
- Sydney Flying
- Berrima Retreat
Because of these business interests, situations may occasionally arise where a business associated with our Principal could provide products or services that may be relevant to a client’s needs.
Whenever this occurs, realCLEAR will clearly disclose the relationship and ensure our advice remains focused on the client’s objectives and best interests. Clients are under no obligation to engage any associated business and are always encouraged to consider independent alternatives before making a decision.
How We Manage Conflicts of Interest
Building & Renovation Services
customOZ Services is a licensed building company associated with our Principal.
If a client requires building, renovation, maintenance, or repair work, real CLEAR will not recommend or encourage the engagement of customOZ Services without first advising the client to obtain independent quotes or consider alternative contractors.
The final decision always rests with the client.
Rental Properties
Berrima Retreat and other properties associated with our Principal may occasionally be suitable accommodation options for tenants, contractors, corporate clients, relocation clients, or other parties we assist.
Where these properties may be suitable, we will disclose our relationship and will only recommend them if we genuinely believe they meet the client’s needs. We may also recommend competing properties that we believe offer equal or greater value or suitability.
Our clients are always free to choose any accommodation provider or property manager they prefer.
Property Services & Referrals
From time to time, we may introduce clients to businesses or professionals that are owned by, associated with, or have a commercial relationship with our Principal.
Where this occurs, we will disclose the relationship where appropriate. Our recommendations are based on suitability, quality of service, and the client’s objectives, not on ownership or commercial interests.
Our Commitment
Our reputation has been built over decades on trust and long-term relationships. Every recommendation we make is guided by one principle:
To act honestly, fairly, transparently, and in the best interests of our clients.
Where a conflict of interest exists or may reasonably be perceived to exist, we will disclose it, explain how it is being managed, and ensure you remain free to make your own independent decisions.
Can I choose my own suppliers and service providers?
Absolutely. Any recommendations made by real CLEAR are provided for your convenience only. You are under no obligation to engage any business, contractor, tradesperson, accommodation provider, or professional recommended by us. We encourage clients to undertake their own enquiries, compare options, and obtain independent quotes where appropriate. The final decision always remains yours.
